As your agent, I am responsible for crafting, presenting, writing a proper contract for, and prompting acceptance of a good offer. In order to best represent you I follow these crucial steps.

I perform a competitive market analysis or CMA, to determine the value of the property. Among the factors that I weigh in are the home's current value based on the value of comparable properties, housing inventory levels in the area, and the competitive nature of the current marketplace.

After you decide on a competitive offer, a properly prepared offer will be presented on your behalf to the seller. My job is to protect you by writing terms and conditions that convey your intentions and meet your goals. I work closely with you to understand all the terms and conditions that the contract covers.

For most people, a home purchase represents the largest investment they make, the biggest purchase in their lives, the greatest and the longest lasting debt they assume.

The purchase agreement I write will protect you by addressing every issue: the price being offered, the items to be included in the purchase price, the amount to be deposited, the closing date, the date the offer becomes null and void, and any condition that accompanies the offer, including contingencies based on the outcome of inspections, approval of financing, and personal property transferring with the sale or other issues.

I do not just present the offer but present you as well to the seller. The stronger I position you, by presenting your financial capabilities, superior commitment, motivation, and human connection, the more I can swing the negotiation in your favour.

For some sellers, a human connection is the tipping point in choosing one buyer over others. For example, an offer from a family the seller imagines will create cherished memories in the home may trump another offer that's missing the human connection, even if the former results in equal or even slightly less money.
